My Fee
My fee is based on multiple things, 1) square footage of available space, 2) number of levels, 3) complexity of the plan, 4) the amount of detail the client wants included on the plan.
There is no charge for creating the initial floor plan drawing. Once the floor plan has been approved, the client will receive a firm quote based on their particular needs. Because of the specific wants and needs of each client, it is almost impossible to quote a standard flat rate.
That said, my minimum charge for a small (single level) bedroom layout starts at $650.00. Once the questionnaire has been filled out and submitted, I can then give a perspective client a reasonability close estimate of the costs involved.
I would prefer clients pay using the PayPal "Buy Now" button below. Most credit cards are accepted and clients do not need a PayPal account to use the service.
If clients need other payment options, they can send me an email through the Contact Me page and I will get in touch with them with additional options.

Design Time:
The time involved to complete a project is dependent on the number of projects already booked. Under normal circumstances the wait time will be approximately five to seven weeks. with most getting done earlier. Some large multi-level plans could take upwards of eight weeks to complete. The actual design time varies depending on 1) the overall size of the project, 2) the amount of research needed to design the track plan, and 3) the number revisions made to the plan.
AnyRail CAD Software
Because of the nominal cost and very accurate measuring tool built-in to AnyRail, I highly recommend my clients purchase a registered copy. Those clients who do, can then receive for a copy of the track plan file. By using AnyRail's measuring tool, in combination with the architects ruler [mentioned above], clients should be able to precisely establish bench work widths, along with accurately placing turnouts and flex-track on their bench work.

Included with the Finished Track Plan:
- A full color 1:12 color print of the finished track plan, suitable for framing.
- A 1:12 (1" = 1 ft.) black & white printout of the track plan, will show track center-lines, track part numbers, the front fascia edge of the benchwork, benchwork measurements, all track radius numbers, elevations changes, grade percentages, etc. Using an architects ruler, clients can accurately measure turnout & track locations.
- A "List of Track Materials" inventory will be included on the plan.
- An "Overview Report" discussing how the seven design elements (see cover page) were incorporated into the track plan.
- Minor adjustments to the plan will be done at no charge.
- The original AnyRail file is available to those clients who have a registered copy of AnyRail. (See note below on AnyRail software)
